A government-backed project, not a private society

DHA Margalla Enclave is a joint venture between the Defence Housing Authority Islamabad and the Capital Development Authority, spanning more than 10,000 Kanals in CDA Zone 4 along Main Jinnah Avenue — the 300-foot boulevard formerly known as Kuri Road, connecting straight into Park Road and the wider Islamabad network.

It shares its surroundings with Bahria Enclave, Park View City and Park Enclave, and sits close enough to the Margalla Hills to get a visibly cooler microclimate than the central sectors.

Why the structure matters more than the marketing

Unlike a private scheme, residential plots here are not open booking. They are allocated by computerised ballot at published, controlled prices, with 15% down within 30 days and the balance on a quarterly instalment plan. Late payment carries a KIBOR + 5% annual surcharge.

That structure removes most of the speculation that drives private-society pricing. It also removes the quick flip. This is a low-risk, long-appreciation asset — not a trading position.
