An office inside the society, not a number on a portal
Saad Ali Estate operates from Office G-F-02, Plaza # 10-F on Sector C Avenue — inside Bahria Enclave, opposite the zoo. That address is the whole business model. We walk these sectors weekly. We know which streets flood, which plots sit below road level, and which pockets have possession on paper but not on the ground.
The corridor we work is narrow on purpose: Bahria Enclave and DHA Margalla Enclave, both in Islamabad's Zone IV belt. Two societies, sixteen sectors, five blocks. We would rather know two places completely than fifty superficially.
Why buyers get hurt in this market
Almost never because of a dramatic fraud. Usually because of something ordinary and knowable: a file that was never allotted a plot number, a sector where possession applies to 60% of plots and theirs is in the other 40%, a below-level plot that quietly adds twenty lac of piling to the build, or a pocket that has been in litigation for years while dealers keep quoting it at a discount and calling that discount “value”.
Every one of those is checkable in advance. So we check.
How we are paid
Standard market commission, disclosed to you before we begin — never a hidden margin inside a quoted price. When we recommend against a deal, we absorb that loss. It is the clearest signal we can give you that the advice is actually advice.

Four rules we do not bend
We name the sector
No quote leaves this office without a sector attached to it. A society-wide average is a marketing number, not a price.
We write down the bad news
Below road level, partial possession, rocky commercial terrain, litigation history. In writing, before the token.
We turn down deals
If the discount does not compensate for the risk, we say so and lose the commission. It is the only version of this job worth doing.
We stay after the transfer
Rental setup, construction referral, resale years later. Most of our work comes from people we sold to before.
